Viewing Tips

To help gain the most from your viewing here are a few suggestions that may help you.

  • Drive or walk past a property before you view. This will help to give you an idea of the location and whether the property has “kerb side appeal”.
  • If you are keen on a property go back at different times of the day or evening to see how noisy/busy it gets.
  • Take measurements of your favourite furniture to see how it might fit in.
  • Have the electrics and gas checks been done recently?
  • Are there any signs of damp? If so, are there are any guarantees.
  • Is the building in a conservation area or listed building as this might restrict any further alterations to the building?
  • If viewing a flat does the building look well maintained?
  • Ask about council tax, maintenance charges, ground rent and any other outgoings.
  • How long has the property been on the market and how quickly would the vendor like to sell?
  • What fixtures and fittings are included?
  • Try to speak to neighbours about the area
  • Check to see where the local shops and schools are
