The Auction Day

Once you have found the property you wish to buy you need to prepare for the day itself.

You will need to satisfy yourself that having viewed the property you have taken professional advice about the structure of the building and legal advice from a solicitor or legal conveyancer. Copies of the legal documents are available to view at the Auctioneer’s office in advance of the sale and on the day prior to the sale itself.

To comply with the recent change to Money Laundering Regulations you will need to pre-register with
D M Nesbit & Co. prior to the sale.

The sale starts promptly at 11am at The Royal Maritime Club and Hotel, 75-80 Queen Street, Portsmouth PO1 3HS.

The auctioneer will go through a number of important items prior to the sale and will advise the latest position regarding the availability of the lots on sale...i.e. if they have been sold prior to or withdrawn.

You will be required to pay the full 10% deposit to either the Vendor’s Solicitor or the Auctioneers, as directed. The Administration fee of £450.00 plus vat will be payable to D.M.Nesbit & Company.

Before bidding on the day you should complete the purchaser registration form in the back of the catalogue which asks your personal and solicitor’s details, this will be required when you sign contracts after the sale.

You will need to bring two forms of Identification with you proving who you are and where you live, please refer to our check list on “how to bid” on the web site. You will need a personal cheque for the deposit and administration fee which is payable when contracts are exchanged which happens at the fall of the hammer.

Ensure you have your buildings insurance in place to start immediately, unless it is a leasehold flat where it might not be necessary, your solicitor will advise you.

Immediately after the sale we will send all the legal documents to your Solicitor or Legal representative.
