This code of conduct incorporates all the above qualities and, in fact, The Rules of Conduct are based on ethical principles of honesty, integrity, competence, service, respect, and responsibility. Not all Estate Agents are regulated by the RICS. As a client of ours, you can rest assured that you are dealing with a company that adheres to the highest standards.

How do I know my chosen Agent has the above qualities? It’s good to do your research when it comes to choosing an Agent. Ask friends, family etc. of any recommendations of an Agent. Check their website. Call the Agent and speak to the manager or those that will be dealing with the property. Check their reviews on trusted sites. It’s always good to seek valuations from more than one Agent so you can meet them and talk to them about their marketing strategies, Valuation, etc. You can then judge their professionalism, honesty, experience, knowledge etc.
How does an Agent value a property? There are 3 criterion to bear in mind when assessing a property: where it is, what it is, and what condition its in – you can always improve a property but you can’t move it!

Before we come and value your property, we will do desktop research on what the figure is likely to be. How do we do this? We will look at what else is on the market, what the property last sold for, and when. We can then use inflation indexing to see how much the property has increased in value since then. In those cases, where the property is unique, there being nothing else to compare it to, instinct play a leading part, and having a good local knowledge of properties and the local area helps. Using a professional firm ensures that you are getting the best advice that can be relied upon. You don’t want to be getting an unrealistic valuation of a property to have it sitting on the market for a lengthy period of time.
Navigating the Sale Process - Expert Guidance from Offer to Completion
What happens when you get an offer on your property? Estate Agents are obliged to submit ALL offers. At Nesbits, we will give you our honest opinion as to whether an offer is worth accepting or not. What happens when I find a buyer for my property? This is generally where the hard work occurs. There is lots of work to do during the sale period and a dedicated ‘sale chaser’ is essential. Sometimes, re-negotiations need to take place perhaps following a survey report, and a professional and experienced Agent will be able to help with this. At Nesbits, our diligent staff keep in contact regularly with solicitors to make sure all legal paperwork is dealt with in a timely manner and that there are limited hold ups. It’s essential to have an Agent that knows what the pitfalls of buying/selling can be and one who can respond promptly to any obstacle/problem that may develop along the way, potentially, even being obliged to take steps in the event of a sale collapsing.
